Job title: Lettings Negotiator

Purpose of the job

This involves providing valuable support to landlords, ensuring that their properties are effectively marketed and tenanted, while simultaneously addressing the accommodation requirements of tenants. Ultimately, the lettings negotiator aims to enhance the accessibility of suitable housing in the private rental market, contributing to the overall growth and stability of the sector.
Key job outcomes/accountabilities
- Deliverer a sourcing service to create opportunities for housing within the private rented sector for those who require housing.
- Be knowledgeable in and able to advise landlords on health and safety issues, statutory housing fitness and safety requirements along with landlords’ rights and responsibilities.
- To keep up to date with changes to the subsidy regime and Renter Rights Act to enable maintenance.
- Ensure that operational aspects including set up and renewal of tenancies, licences and leasing schemes are effectively administered, through effective provider management.
- Conduct thorough inspections and preparation of detailed inventories.
- To check and manage the accurate and timely payment of invoices to providers and landlords to ensure proper financial control.
- Deliver high quality and professional citizen centric services.
- Actively and periodically engage in reviewing service levels and implement improvement plans, to ensure continuous improvement of services.
- Work with key stakeholders, local residents and the voluntary sector in improving service quality.

- Participate in and assist with promotional campaigns, seminars, training initiative of landlords, agents, accommodation providers, developers, other staff and the public.
Key Performance Indicators
Delivery of the Housing Options service agenda and embedding the new ways of working, systems and prevention processes across the service. Measurable deliverables will include:
- To increase number of Private Rent Sector accommodation units sourced.
- Direct offers of 12 month tenancies in to the Private Rent Sector.
- Satisfaction rate of landlords worked with.
- Level of awareness among Private Rent Sector landlords.
- KPI suite for managed/sourced units e.g. gas servicing, quarterly checks.
- Rent Deposit collected and maintained through Tenancy Deposit Scheme.
- % tenancies sustained beyond 12 months
